Milestone inspections and SIRS
For Florida residential condominium buildings that are three or more habitable stories, state law generally requires a Structural Integrity Reserve Study at least every 10 years. Florida's milestone-inspection law generally applies to residential condominium and cooperative buildings that are three or more stories, with the first milestone inspection due when a building reaches 30 years of age and every 10 years thereafter.
This is general Florida law, not a finding about this condo. CondoKnow has not yet established the project's physical building count, story count, certificate-of-occupancy date, or whether an exception applies.

Questions to ask
- Has a milestone or similar structural inspection been completed, and can I see the report?
- Has the association completed its current SIRS, and can I see the study and funding schedule?
- Are there current or planned special assessments?
- What is the current master insurance coverage and deductible structure?
- How are reserves funded today?
- Are there association-level lawsuits, liens, judgments, loans, or other recorded obligations I should understand?
